1. Role Purpose The Project Quantity Surveyor is responsible for the commercial, contractual and financial control of façade, glazing, cladding, or remediation projects. The role ensures accurate cost management, contract administration, supply chain coordination, change management, and reporting compliance. Supports the Commercial Manager in achieving project margin, cashflow stability, procurement alignment, and governance requirements. 2. Key Responsibilities A. Contract Administration & Commercial Control • Review and negotiate client contracts to secure favourable terms., • Administer contracts and ensure full compliance with obligations and variations., • Monitor milestones, deliverables, and contract performance., • Maintain accurate contractual documentation and issue notices., • Review, negotiate, and place subcontractor orders., • Conduct due diligence and assess subcontractor capability., • Monitor site progress and resolve commercial issues., • Track expenditure vs. budget and maintain cost alignment., • Prepare monthly/bi-weekly CVRs, forecasts, and cashflow reports., • Manage commercial exposure, risks, and deviations., • Prepare and submit valuations (internal and external)., • Assess and certify subcontractor payment applications., • Produce payment notices and certificates., • Manage variations, changes and claims with full documentation., • Request pricing and evaluate supplier quotations., • Support vendor selection and onboarding., • Align procurement activities with programme and commercial targets., • Monitor project costs and implement control measures., • Assess design changes for commercial impact., • Maintain structured and accurate commercial records., • Manage change logs, procurement workflows, and documentation via CoreLink/SharePoint., • Support governance through accurate reporting and compliance. 3. Stakeholder & Operational Interface • Work closely with project managers, site teams, design, and procurement., • Communicate with clients, PQSs, subcontractors, and suppliers., • Attend site regularly to review progress, variations, and commercial issues., • Escalate risks early and support resolution. 4. Governance Cycle Responsibilities (Aligned with 4-3-1 + Treasury) • Monthly: CVRs, cashflow updates, exposure reviews, ERP/CoreLink accuracy., • Quarterly: Forecasts, risks, procurement evidence., • Tertial: Margin exposure and procurement performance reviews., • Annual: Budget inputs, audit support, risk reviews and performance evidence. 5. KPIs • CVR accuracy within ±5%., • Timely, accurate monthly reporting., • Effective change capture and recovery., • Final account margin aligned with forecast., • Subcontractor payment compliance., • Digital reporting and ERP accuracy. 6. Required Skills & Experience • 5+ years QS experience in façades, glazing, cladding, or specialist contracting., • Strong understanding of contract law and commercial processes., • Experience in supply chain management and procurement workflows., • Strong numerical, analytical and digital literacy., • Effective communication and negotiation skills., • Able to work independently and manage full commercial responsibility for live projects.
