As a BMC Residential Account Specialist, you will handle various accounting, financial and billing details related to residential portfolio accounts/ledgers. The position interacts and supports both onsite teams and residents. Responsibilities include but are not limited to monitoring accounts receivables, processing rental payments, delinquency tracking and follow up, assisting with delinquent tenants, assisting with eviction paperwork, processing RFTs and supporting the team with all rent administration tasks. Additional responsibilities include supporting our onsite property managers with delinquencies, account questions, ReSolution Team Helpdesk coverage and assisting with rent control processes. Excellent customer service is required. This position does not have supervisory responsibilities. Primary Responsibilities* • Significant organization and tracking skills are required for this position. Examples include, follow up with onsite teams, government agencies and residents to ensure accurate and timely collection of information, rent, required paperwork, delinquency collection and follow-through with legal processes, • Oversee all aspects of residential portfolio-related property accounting, including but not limited to late fee reporting, processing and letter creation; NSF letter creation; delinquency analysis, reporting and letter creation; balance/credit due letter creation; monthly variance reporting, follow-up and adjustments; and end of month reporting, • Collect, verify, allocate and deposit rental payments, • Some travel may be necessary to transport resident payments or to main office, • Review and processing of Review Refund/Forfeit/Transfer (RFT), • Analysis/oversight of resident ledgers to ensure accuracy and make adjustments/corrections where necessary, • Educate on-site teams regarding required forms and processes, • Communication with housing agencies/programs as necessary to rectify accounts, • Attend and participate in property delinquency review calls, • Support PMs with delinquency follow-up, including reaching out to residents via email/phone/letter, tracking legal process and rental assistance tracking, • With Manager's oversight and approval from PM, file non-payment of rent suits, track legal process and assist in the eviction process, • Assist in the collection process for past residents (i.e. sending to collections, following up with payment plans, etc.), • Assist residents, commercial tenants, PMs, RPMs, leasing agents with accounting/ledger related questions or concerns, • Regular and structured communication with PMs concerning property accounting progress, • Field resident calls that come to the main office and either assist the resident or direct them to the onsite team, • Complete and create rental verification letters and forms as requested, • Provide coverage for the ReSolution Team Helpdesk, • On an as-needed basis, provide coverage and assistance to other team members (e.g., provide coverage for fellow property accountants or team members while on vacation/out of the office), • Adhere to and stay up to date on local, state and federal laws governing tenant/landlord relations, • Support Rent Administration & Compliance team with rent control processes, procedures, paperwork, and filings, • Collation, folding, stuffing and mailing of paperwork, • Assist, as needed, with Section 8/voucher/subsidy paperwork and workflow, • Assist with CAM/Tax/Insurance reconciliation charges/credits for commercial tenants within the residential portfolio, • Assist with commercial lease administration as needed, • Support senior management/ manager/residential team with special projects, as requested, • Responsibilities may adjust from time to time to best meet the needs of the residential team, • Excellent attendance is required to perform the essential functions of this position, • Other duties as trained for and are qualified to do, • Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of the job, as described above. The market-based pay range for this role is $57,000 to $59,000 annually (plus additional bonus incentives). The final salary offered will generally fall within this range and is dependent on various factors including but not limited to the responsibilities of the position, experience, skill set, internal pay equity and other relevant qualifications of the applicant.
