Job DescriptionSenior Property Manager / General Manager Location: New Haven, CT – On Site, One (1) day per week remote Base Salary Range: $100,000 to $125,000 Based on Experience Start Date: Immediate Benefits Medical Insurance PTO $2,400 Annual Phone/Car Reimbursement Paid Monthly Revenue Share – Project Administration About the Role This is a high-responsibility leadership position for an experienced property manager who prefers ownership to oversight and execution to discussion. You will operate at the center of daily activity, balancing staff leadership, financial management, building operations, and Board governance. This role requires clear thinking, decisive action, and the ability to move issues to resolution efficiently. Core Responsibilities Staff Management • Schedule, review, and oversee staff and operations, • Hire, train, and develop staff, • Conduct annual reviews and performance evaluations, • Review staff compensation and bonus proposals with the Board Building and Grounds Management • Oversee inspections of all common areas, • Plan phased roll-out of five-year CapEx forecast, • Review Architectural Requests with Building and Grounds Committee, • Review tenant vacancies for space and parking Financial Management • Review A/R and A/P against budget goals, • Enforce collection policy, • Liaise with Finance Committee, • Oversee annual financial audit with CPA, • Communicate monthly financial reporting variances to the Board, • Prepare annual budget (approximately $4.5 M), • Long-range financial and reserve planning Board and Committee Management • Prepare and attend monthly Board meetings, • Prepare and attend Annual Meetings, • Draft policies for Board and shareholder review, • Manage Board communications and status reports, • Liaise with Board Committees and Task Forces, • Coordinate Board training Vendor Management • Create scope descriptions to solicit RFPs, • Review vendor performance and compliance, • Maintain contract expiration schedule six to eight months in advance Tenant Management - Oversee P/T Team Member Who: • Maintains commercial lease abstracts, • Assist with sales and leasing activities Required Experience • Prior property management experience, preferably community association management, • Strong budgeting and financial reporting experience, • Proven leadership abilities, • Excellent written and communication skills, • Excellent customer service and professionalism Preferred • CAM license, CT preferred, • Experience with mid-rise or high-rise buildings and related life-safety and mechanical systems, • Familiarity with community association management - bylaws, rules and regulations, CIOA, etc., • General construction and HVAC knowledge To Apply 2.
