Position Description: Multi-Family In-House Painter - The Multi-Family In-House Painter performs skilled painting and related maintenance functions within an apartment community, focusing on maintaining the aesthetic appeal of buildings, grounds, and common areas. This role ensures that painted surfaces are not only aesthetically pleasing but also protected from weather and wear. Reports To: Managing Director of Facilities and Construction • BASIC FUNCTION AND RESPONSIBILITIES, • Surface Preparation: Prepare interior and exterior surfaces for painting, including washing, scraping, sanding, priming, filling holes, and taping., • Painting & Finishing: Apply paint, varnish, stain, or other finishes using various tools like brushes, rollers, and sprayers., • Color Matching: Match colors to meet design specifications and maintain a cohesive look., • Protection & Cleanup: Cover floors, furniture, fixtures, and landscaping to protect them from paint splatter. Clean and maintain painting tools and equipment., • Inventory Management: Maintain paint inventory for turnovers and annual painting schedules. Assist with inventory control and supply ordering., • Safety: Ensure a safe working environment by following safety protocols and using appropriate personal protective equipment (PPE). For instance, properly handle paint and ensure adequate ventilation., • Communication: Communicate effectively with supervisors, team members, and residents to coordinate projects and address concerns., • Scheduling: Adhere to preventative maintenance schedules and ensure timely completion of painting tasks as assigned., • Professionalism: Promote a professional image by adhering to company policies and dress code. Conduct oneself professionally when interacting with residents, clients, and employees., • Be flexible to cover all Sentinel properties or assets as needed due to vacations, leaves, or staff shortages., • Help with unit turn painting as time permits., • Utilize the Company's property and facilities management system and work to improve the adoption rate and effectiveness of the software across the Company., • Maintain knowledge and ability to maintain and operate electrical, mechanical, plumbing, building, carpentry, and heating equipment., • Maintain intermediate computer knowledge and can efficiently operate email clients, Microsoft Word and Excel, Bluebeam, virtual call-in applications, and various other software applications that are required to be effective in the position., • Uphold all company standards and applicable laws., • Communicates regularly, effectively, and respectfully with residents, staff, and all levels of management., • Perform other duties as assigned by the supervisor., • RELATIONSHIPS, • Reports to the Managing Director of Facilities and Construction, • Escalation point and training figure for all maintenance and facilities management issues at the multifamily properties under the management of the Company. B. Knowledge: Understanding of different types of paints, finishes, and drywall materials. C. Technical skills: Proficiency in preparing surfaces, paint application techniques, and using various painting tools and equipment (brushes, rollers, sprayers). D. Detail-oriented: A keen eye for detail to ensure high-quality finishes and clean lines. E. Physical Stamina: Ability to stand, climb ladders, and perform repetitive motions for extended periods. F. Physical Strength & Balance: Ability to lift and carry equipment, and work at heights. G. Time Management: Ability to manage time effectively and prioritize tasks to meet deadlines H. Communication skills: Effective verbal and interpersonal communication skills I. Professional image, positive attitude, respectful, energetic, assertive, and effective role model for staff. J. Possesses excellent judgement and demonstrated integrity on a personal and professional level. K. Strong oral and written communication skills; ability to absorb written and aural information efficiently, ability to communicate across multiple mediums, and be understood clearly by others. L. Strong level of skill in reading, interpreting, and applying information across complex subjects, including trade, legal, municipal, and zoning documents. Ability to complete documentation required by city, county, state or federal agencies. Must be able to communicate through speaking, listening and writing effectively with vendors, consultants, residents, and outside agencies. M. Good grammar skills and ability to write in a professional way that reflects well on the Company. N. Demonstrated ability to establish and maintain positive relationships with a wide range of people from diverse backgrounds and skill sets. O. Strong organizational skills and attention to detail. P. Physical demands of the job include being able to perform heavy work, work in cramped positions for extended periods, work on hands and knees, and reach with hands and arms while maintaining balance. While performing the duties of the job, it is required to stand, walk, sit, knell, crouch, crawl, climb stairs, and talk, see or hear. i. Exerting up to 75 pounds of force as needed to move objects and/or up to 50 pounds of force occasionally. S. V: WORK TIME AND SCHEDULE • Punctuality and Attendance: Regular attendance, reliability, and punctuality for scheduled meetings are needed to perform basic job functions., • 40 hours per week minimum: General office hours from 8:30 am to 5:00 pm, Monday through Friday., • Periodically, may be available to work extended hours as needed or be available for extreme emergencies.
