Job Description Position Summary The Maintenance Supervisor is responsible for overseeing the overall maintenance operations of the community, ensuring a safe, clean, and high-quality living environment for all residents. This role leads the maintenance team, manages preventive maintenance programs, completes service requests, and ensures apartment turnovers are completed efficiently. Professionalism, leadership, and strong technical skills are essential. Primary Responsibilities Service Requests & Repairs • Respond promptly and efficiently to all service calls in accordance with company policy., • Perform and oversee repairs involving electrical, plumbing, HVAC, carpentry, and general maintenance., • Participate in on-call rotation as directed., • Ensure all EPA and safety requirements are met. Unit Turns / Make-Readies • Ensure vacant units are turned within three to five business days., • Schedule, assign, and inspect all apartment turnovers., • Walk move-outs with the Property Manager to determine repair needs and costs; document all damages. Team Leadership & Training • Train and support maintenance staff., • Maintain an organized, efficient, and safe maintenance shop., • Assist with vendor selection and oversee contractor performance., • Maintain accurate records, including key property systems, logs, inspections, and preventive maintenance. Community & Common Area Upkeep • Maintain all common areas including sweeping, mopping, vacuuming, window cleaning, trash collection, and pressure washing., • Oversee pool and spa maintenance., • Conduct weekly light inspections and daily reviews of outstanding work orders., • Ensure the property’s appearance and curb appeal meet high standards. Administrative & Compliance Responsibilities • Assist with the maintenance budget and supply ordering., • Ensure proper insurance documentation for all contractors., • Support orientation and required trainings for new employees., • Comply with all Fair Housing requirements., • Assist other communities if needed. Skills & Qualifications • EPA/HVAC certification required., • Previous multifamily Maintenance Supervisor experience preferred., • Strong technical experience in plumbing, electrical, HVAC, appliance repair, and carpentry., • Ability to lift 45–50 lbs and perform physical tasks including climbing stairs, bending, squatting, and working outdoors for extended periods., • Strong leadership and communication skills., • Ability to multitask, manage time effectively, and maintain composure during stressful situations., • Attention to detail and strong organizational skills., • Valid driver’s license, reliable vehicle, liability insurance, and personal tools required. Working Conditions • Frequent outdoor work, including in extreme weather., • Exposure to dust, chemicals, and maintenance-related environmental conditions., • Regular standing, walking, climbing, lifting, bending, and tool usage., • Weekend work and on-call shifts as needed.
