We are seeking a hands on Estates & Asset Manager to take responsibility for a mixed portfolio of residential, retail and distribution assets. This role is focused on bringing clarity, control and value to the estate. You will map the portfolio, implement a practical management system, and actively drive asset improvements and disposals through to completion. You will take ownership of understanding every asset, organising the estate effectively, and ensuring actions are executed with pace and precision. Key Responsibilities Portfolio Mapping & Control • Build a complete, accurate view of the estate, • Map all properties, ownership structures and key data, • Create and maintain a clear management system, • Ensure all information is accessible, consistent and up to date, • Provide clear, practical recommendations on hold/sell/improve decisions Development, Planning & Diversification • Identify development, redevelopment, and change-of-use opportunities across the portfolio to maximise value and income., • Assess planning potential, taking into account operational requirements., • Develop and progress diversification strategies for individual assets, including repurposing, intensification, and new revenue-generating opportunities., • Prepare clear recommendations and business cases for development and diversification opportunities, including high-level appraisal of costs, risks, and returns., • Manage planning applications and related development workstreams through to approval and execution where appropriate. Disposals & Portfolio Rationalisation • Identify non-core or underperforming assets, • Prepare properties for sale (including resolving issues where needed), • Manage disposals end-to-end in coordination with agents, • Keep momentum through to completion Portfolio “Clean-Up” • Identify gaps, risks and inefficiencies across the estate, • Resolve legacy issues (condition, compliance, tenancy, presentation, • Bring assets to a standard suitable for retention or sale Financial & Strategic Support • Understand value, costs and return across the portfolio, • Support decision making with clear, straightforward analysis, • Work closely with the Finance Director to align property strategy with financial objectives The ideal candidate will have: • Proven experience in property, estates, or asset management across mixed-use portfolios, including residential, retail, and industrial/distribution assets., • Strong experience in development and strategic planning, with the ability to assess development opportunities, site optimisation, and alternative uses to maximise asset value., • Demonstrable expertise in identifying and delivering diversification opportunities for each site, including repurposing, redevelopment, change of use, and income-enhancing initiatives., • Experience with disposals, acquisitions and portfolio rationalisation, • A solid understanding of planning policy, development appraisal, and the practical steps required to secure planning permissions and implement value-add strategies., • Strong organisational skills with the ability to bring structure to complex portfolios, • Comfortable building and managing simple tracking systems (e.g. Excel), • Commercially astute, with the ability to evaluate asset performance, costs, returns, and strategic options., • Hands-on, proactive and able to work independently, • Ability to confidently work directly with senior stakeholders
