Job Description Property Manager Milwaukee, WI Pay: $75,000 - $95,000 Job Summary: Directs and supervises the daily operation of the commercial portfolio of properties, including the management and maintenance of the properties and maintains the quality and value of the assets for the owners of the properties. The PM is responsible for all aspects of client and tenant satisfaction while developing property-specific knowledge, communicating with building tenants, vendors, property management staff, and building maintenance engineers. Essential Duties and Responsibilities: Operations § Assists in directing building maintenance engineers, property management staff, and functions as the professional in charge of specific building and ownership incentives under the direct supervision of the General Manager § Conducts performance evaluations of staff as directed and assumes additional managerial duties as appropriate to the position • Comprehensively manages assigned properties including tenant relations, supply purchasing, and service contracting, • Conducts weekly property walk-throughs, • Maintains each property in good condition, including grounds and CAM, • Understands assigned market areas, which includes having knowledge of competitive properties, local business conditions, and any other conditions that have an impact on the operation of the property, • Identifies and initiates process improvements for all current property systems and assists in the development and coordination of efficient and effective operations procedures, • Provides guidance to engineering and property management staff as needed in regards to personnel matters, capital/large expenditure planning, leasing or building owner/asset manager level reporting issues, • Ensures compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives, • Develops relationships with tenants on a regular basis to cultivate relationships and to see how tenants are performing, • Manages/coordinates the new tenant orientation process, move-in activities, and ensures new tenant spaces are occupant-ready with the Leasing Team and Contractors in accordance with the terms of the lease, • Plans tenant events such as fire drills, emergency preparedness, and socials, • Responsible for amenity space reservations, regular tenant events, and other curating activities in support of tenant retention, • Manages, writes, and approves vendor contracts, ensures contracts are up to date, • Conducts competitive and ethical bidding procedures for building services to ensure quality and competitive pricing on an ongoing basis, • Prepares financial budget documentation (i.e., explanatory notes), • Reviews and approves all accounts payable, ensuring accurate general ledger coding and property allocations, • Monitors collections and coordinates default proceedings, • Directs, designs and executes capital improvement projects within budgets, • Operates each property within approved budgets and obtains Asset Manager’s approval for significant unbudgeted expenditures, • Reports to Asset Manager regarding financial and management performance of each property on a monthly basis Other Duties and Responsibilities: § Assists in receiving calls at management office, determines nature of business, and directs callers to appropriate destination § Dispatches tenant service requests (light bulbs, plumbing, heating or air conditioning concerns, janitorial complaints, etc.) when Tenant Services Coordinators are unavailable § Responsible to enter and review billing of monthly work orders and HVAC billings to ensure accuracy and appropriateness and assist with answering billing questions from tenant’s monthly rental statement § Assists with tenant and vendor insurance compliance § Assumes additional duties/projects as assigned and/or required Knowledge, Skills, and Abilities: Skills shall consist of, but are not limited to, the following: • Must be able to work with minimum supervision and be proactive in completing daily tasks within stated deadlines, • Ability to be on-call 24 hours a day, 7 days a week should an emergency arise, unless otherwise arranged, • Possess strong problem-solving skills and analytical abilities, • Ability to read, analyze, and interpret legal documents (lease documents, lien claims, etc.), • Maintain open communications and foster harmonious working relationships among all Urban employees, • Possess excellent verbal, written, interpersonal, communication, and organizational skills, • Possess attention to detail, quality and accuracy in all work, • Ability to think, assess, and act decisively in handling multiple tasks concurrently, • Ability to calculate figures and amounts such as interest, commissions, prorations, percentages, basic calculation of measurement of rent, parking fees, late fees, and volume, • Ability to define problems, establish facts, collect data and draw valid conclusions., • Ability to solve practical problems, use good judgment to ask appropriate questions and request assistance when needed, • Ability to motivate, train, and evaluate direct reports, • Ability to grow a team in size and skills to meet expanding business needs, • Possess evaluative knowledge of building structure and mechanical systems Education and Experience: • Four-year undergraduate degree or equivalent experience, • Minimum 5 years of commercial real estate or property management experience, Class A commercial building experience is a plus, • Must have at least three to four years of experience at managing people; specifically, a staff of three or more, • Experience in budget preparation/financial reporting, familiarity with building systems, contract negotiation, lease negotiation, documentation and administration, • Licensed Illinois Real Estate Broker or obtain within six months of hire, • CPM and/or RPA designation, required or underway, • Proficient knowledge of Microsoft Office Suite and MRI / Yardi Voyager, Angus Anywhere a plus #BGTA #ZIPTA BG Staffing is an
