Job Description Reports To: Chief of Staff Position Overview The Marketing & Branding Manager is responsible for driving measurable leasing performance, strengthening brand visibility, and executing digital marketing initiatives across a portfolio of multifamily and student housing properties, as well as corporate-level (BMOC) marketing. This is a hands-on, performance-oriented role for a data-driven marketing operator who can both execute campaigns directly and contribute thoughtfully to portfolio-level marketing strategy. The position requires comfort with accountability, measurable outcomes, and cross-functional collaboration with property operations and executive leadership. What Success Looks Like Success in this role will be measured by: • Demonstrable contribution to leasing velocity and occupancy goals, • Measurable ROI on digital advertising spend, • Clear, timely marketing performance reporting, • Strong collaboration with property teams to align marketing with operational realities Digital Marketing & Campaign Execution • Plan, execute, and optimize paid search, social media, email marketing, and SEO campaigns, • Manage audience segmentation, performance tracking, and campaign optimization, • Oversee PPC budgeting, keyword strategy, ad copy, and ongoing performance analysis, • Manage and maintain company and property websites, including content updates and landing pages, • Ensure accurate and optimized listings across advertising platforms (e.g., Apartments.com, CollegePads, Zillow Rentals), • Support corporate brand positioning and portfolio-level marketing initiatives, • Ensure consistency of messaging and design across digital, print, and on-site materials, • Assist with development of marketing collateral supporting business development efforts, • Coordinate property marketing events and corporate initiatives, • Support property teams with signage, print materials, and leasing collateral, • Maintain a structured meeting cadence with Property Managers and Regional Leadership to align on leasing performance, campaign priorities, and portfolio-level initiatives., • Conduct regular on-site property visits to evaluate marketing execution and brand presentation., • Prepare timely marketing performance reports, • Track cost-per-lead, cost-per-lease, and digital spend across platforms, • Provide data-backed recommendations to improve campaign effectiveness, • Hands-on experience executing and managing performance-driven digital marketing campaigns (paid media, email marketing, or similar channels), • Familiarity with analytics tools and ability to interpret performance data into actionable insights, • Experience managing website content and digital platforms, • Strong organizational skills with the ability to manage multiple properties, deadlines, and priorities simultaneously, • Clear, professional written and verbal communication, • Highly detail-oriented with strong follow-through, • Comfortable being evaluated against measurable KPIs and performance metrics, • 1–3 years of hands-on experience in digital marketing, advertising, or campaign execution, • Familiarity with paid advertising platforms, analytics tools, and website/content management systems, • Experience in property management, real estate marketing, or multi-location/portfolio-based businesses, • Working knowledge of design tools such as Adobe Illustrator, Canva, or similar The ideal candidate is a performance-driven marketing professional who: • Comfortable operating within evolving structures, able to navigate ambiguity, think independently, and adapt quickly as priorities shift, • Quick learner with strong judgment and the ability to balance clear expectations with real-time problem-solving, • Resourceful and cost-conscious, understanding that marketing drives revenue, • Growth-oriented and eager to develop broader business acumen, • Base Salary: $42,000–$48,000 annually, based on experience and demonstrated capability, • Performance-based commission opportunities tied to leasing results and business development contributions Benefits • Health, • Dental, • Vision, • Life Insurance, • 401(k) offered, • Reasonably Flexible, • Rent discounts may be possible, depending on the location, • Competitive holiday and paid time off (full-time) About BMOC Inc.
