Job Description Job Description Title: Sr. Property Manager (PM) Department: Property Management Compensation Type: Salary Reports to: Director of Operations / CEO Primary Function Role Purpose The Senior Property Manager serves as the primary owner-facing leader for the portfolio under Kingsland Properties departmental support model. This role owns the why behind decisions, standards, approvals, and outcomes, ensuring properties perform as intended, owners are informed and confident, and rent-ready execution meets defined quality standards. The Sr. PM does not manage people directly. Instead, this role governs standards, decision logic, training, and quality control while developing Junior Property Managers through coaching, role-play, and structured exposure. The Sr. PM is accountable for owner trust, rent-ready outcomes, and disciplined execution across departments. Objective The objective of the Senior Property Manager role is to protect and strengthen owner trust while ensuring consistent operational execution across the portfolio. This role exists to provide clear decision-making authority, enforce non-negotiable standards, and translate operational activity into owner-facing rationale that supports asset performance, compliance, and long-term value. Success in this role is defined by predictable rent-ready outcomes, disciplined charge logic, reduced escalation noise, and the development of Junior Property Managers who can execute effectively within established standards. Scope The Senior Property Manager has portfolio-level accountability for owner relationships, rent-ready standards, and decision governance across departments. This role oversees outcomes rather than task execution and serves as the escalation point for complex, high-risk, or judgment-based decisions. Scope includes: ● Owner communication strategy, approvals, and escalation resolution ● Rent-ready condition standards and turnover outcome accountability ● Charge determination logic and deposit disposition oversight ● Training and capability development for Junior Property Managers ● Cross-departmental alignment impacting owner experience and asset performance The Sr. PM does not directly manage staff, schedule work, or execute administrative tasks. Execution is handled by departmental roles, with the Sr. PM accountable for quality, consistency, and results. The candidate should be able to efficiently use all software features, including data entry, report generation, and system management. ● Excellent communication, negotiation, and conflict-resolution skills. ● Ability to work independently while managing multiple properties and priorities. ● Strong attention to detail is critical for ensuring accuracy in lease documentation, financial transactions, and compliance with policies and regulations. ● Friendly and professional demeanor is crucial. The candidate should be approachable and capable of creating a positive environment for residents and staff. ● Availability to address property issues outside regular business hours as needed. Job Requirements ● M-F 8:30-5:00 pm, or as necessary to complete job responsibilities ● Available after hours/evenings as needed ● Office / In-Field position ● Travel: Regular travel to properties within assigned portfolio. ● Possess and maintain a valid driver's license This description is intended as a guide only.
