Job DescriptionSalary: $78,500-$87,500, Base + Commission (with no cap) Job Title: Project Developer-Sales Reports to: Design & Project Development Director Compensation: Base + Commission COMPANY and POSITION OVERVIEW Next Stage Design + Build, an award-winning and nationally recognized residential design-build firm, is seeking a full-time Project Developer to join our team. We are seeking an enthusiastic team player with consultative selling and project management skills to plan, develop and sell residential remodeling projects for upscale homeowners. Project types include kitchens and baths, additions, exterior renovations, and whole house remodels. This position is responsible for working directly with clients to assess their needs, differentiate NEXT STAGE from our competitors, provide budgetary guidance, work closely with our Design staff to develop designs, and collaborate with our Production team to deliver projects on time and on budget. The successful candidate must be able to work well in a team-focused environment, make sustained contributions, and demonstrate skill in consultative selling. SUMMARY The Project Developer qualifies new inquiries, meets potential clients in their homes to assess their remodeling needs, presents the NEXT STAGE process, converts prospects to design agreements, works with designers to develop and price the project, and provides a written contract of the scope of work and the necessary documentation for the execution of the work. Plays the primary pricing administration role before, during, and as the project is completed and closed. Responsible for meeting an annual sales target at targeted gross profit numbers. ESSENTIAL DUTIES AND RESPONSIBILITIES Key Results / Performance Measurements • Provides accurate and timely forecasts for future sales., • Meets or exceeds quarterly and annual sales targets., • Meets monthly and quarterly planning agreement sales targets., • Meets GP % targets in estimating and closed-job profitability., • Provides a high level of customer satisfaction as evidenced by anecdotal feedback from individual clients, completed Guild Quality customer surveys, proven client satisfaction as evidence in Guild Quality results. Client Relations • Conduct the initial warm-up call with new leads assigned by Marketing Coordinator to pre-qualify potential clients prior to an onsite consultation., • Meet with qualified potential clients in their home to review the scope of work and advise on options for remodeling, and recommend enhancements, changes, and upgrades for home their improvement project., • Respond to common inquiries or issues from clients during the planning cycle., • Provide comprehensive client presentations with budgetary spreadsheets., • Effectively represent and promote the company to upscale clients by providing consultation, budgetary guidance, and detailed proposals., • Provide a written contract of the scope of work and the necessary documentation for the execution of the work., • Prepare Design Agreements & collect design fees to convert prospective leads to clients., • Convert the prospect lead to a Design Agreement., • Secure a fee from the client to engage in the Design Agreement., • Develop concepts and produce detailed design work. Project Pricing • Provide the primary pricing administration role before, during, and as the project is completed and closed., • Create budget estimates and detailed pricing summaries using the CLEAR, the companys job estimating software., • Prepare and present budgetary ranges for the proposed scope of work., • Partner with Estimator for recommendations on construction material pricing changes., • Partner with the Production Department for guidance on key construction components of the project to ensure they are feasible and have been estimated properly., • Develop project pricing using the estimating parameters and mark-ups in CLEAR and a combination of bids and/or allowances from trade partners and suppliers., • Maintain Gross Profit standards on job estimates consistent with the established requirements. Documentation Coordination • Prepare scope and budget outline presentation., • Provide past project presentations., • Draft Design Agreement., • Prepare allowance and options sheets for project pricing., • Draft Project Development Agreement., • Coordinate ongoing material quote collection efforts., • Draft final Contract Agreement., • Draft pre- and/or post-contract change orders. Project Management • Manage lead activity in BuilderTrend., • Orchestrate and lead the effort of internal and external resources needed to design and build the remodeling project, including designers, architects, engineers, consultants, trade partners, etc., • Planning timelines to meet permit submission and contract signing target dates., • Coordinate with Project Managers to assess project risks., • Conduct walk-throughs and secure bids with construction trades (electrical, HVAC, roofing, concrete) and external design resources to ensure pricing is consistent, accurate, and complete., • Generate the construction contract for the project., • Responsible for complete knowledge of all general conditions in the contract, executing the signature of the contract, and collecting the signing payment., • Prepare the job package hand-off and ensure complete understanding of the scope of the project and the budget by the Production team and/or subcontractors and/or others performing the work., • Participate in the pre-construction walk-through with the PM, HRS, Designer, and client., • Prepare project change orders and addendums as needed when there are changes to the initial contract and scope of work. EDUCATION and/or EXPERIENCE • High school diploma and minimum five-years related experience in sales and/or related field experience., • Bachelors degree in design, construction, or architecture related field is a desired. OTHER KNOWLEDGE, SKILLS, and ABILITIES • Ability to work well in a team-focused environment., • Knowledge of building construction, principals, materials, and methods., • Ability to calculate figures and amounts such as proportions, and percentages and to apply concepts of basic geometry to determine dimensions and material needed., • Ability to read, write, and interpret documents such as construction contracts/agreements, drawings, and estimates., • Ability to create accurate conceptual budgets., • Ability to respond to common inquiries or issues from customers, co-workers, suppliers, or subcontractors., • Ability to write routine reports and correspondence, to present information and communicate effectively with clients, co-workers, subcontractors, and general public., • Ability to maintain a highly organized schedule of projects, documents, and workflow., • Ability to operate computer software, to include Microsoft Office applications, and must have the ability and skill to quickly learn and use CLEAR software for estimating and BuilderTrend software for client management and scheduling.
