Job Summary Project Manager will act as the liaison between Flintco, the owner representatives, major subcontractors, architects and engineers, and provides valuable input based on his/her construction expertise to benefit the project. Responsible for providing management supervision to project personnel on assigned construction projects and ensuring that the projects are completed in compliance with Zero By Design, within budget and on schedule. Responsible for overall management direction for all the functions required to successfully deliver projects, including assuring sufficient resource allocation. Supervises assigned subordinate Project Engineers, Superintendents, Assistant Superintendents and Project Administrators. His specific responsibilities include: The Project Manager will act as the liaison between Flintco, the owner representatives, major subcontractors, architects and engineers, and provides valuable input based on his/her construction expertise to benefit the project. Responsible for providing management supervision to project personnel on assigned construction projects and ensuring that the projects are completed in compliance with Flintco 4 LIFE, within budget and on schedule. Responsible for overall management direction for all the functions required to successfully deliver projects, including assuring sufficient resource allocation and client satisfaction. Supervises assigned subordinate Project Administrators, Office Engineers, Project Engineers, Assistant Superintendents, Superintendents, and Assistant Project Managers. This position may require travel or working on remote projects out of state. Essential Duties and Responsibilities All duties and responsibilities include the following, however, other duties may be assigned. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. • Review preparation and culmination of project estimates and bids, and collaborate with management in selecting and assigning project personnel., • Review the selection of subcontractors and completion of contract arrangements and review proposed materials and shop drawings from subcontractors and suppliers., • Review with project personnel the preliminary project schedule and when appropriate the detailed project schedule, • Ensure that all required project management/administrative pre-requisites (i.e. cash flow plan, subcontractor lists, manufacturer lists, submittal/procurement logs, etc.) are prepared and submitted to the architect and ensure these plans are properly administered, as in submittals expedited, received, logged and approved., • Collaborate with the Project Superintendent in overseeing the delivery of materials to the job site or outside storage, and in ensuring that their receipt is properly recorded., • Monitor construction activities, resolve problems and issues which arise, especially those pertaining to changes, deficiencies and/or subcontractor performance. Review monthly project status reports, project billings, and provide information as required to keep upper management and client properly informed. May supervise project management personnel and field crews. Knowledge/Skills/Ability Knowledge and ability to prepare detailed construction project plans, schedules, and estimates and to make proper modifications to such, using a personal computer and standard company software. Ability to read and interpret construction drawings, shop drawings, technical specifications. Ability to calculate square footage, volumes and percentages using a personal computer and calculator. Ability and skill in communicating effectively, both orally and in writing, as in providing written and oral instructions to employees and in communicating with architects, clients and subcontractors. Knowledge of and application skills in geometry, trigonometry and algebra. Working knowledge of personal computers and basic software programs. Ability to manage project teams and large groups of personnel, and the ability to accomplish desired results through delegation. Education Bachelor's degree in Construction Management, Construction Technology or a related discipline or an equivalent combination of education and experience. Experience At least 5-7 years of progressively responsible experience in construction management, including estimating, project management, scheduling, cost control, and personnel administration or an equivalent combination of education and experience. Certificates, Licenses, Registrations Professional certification, i.e. LEED AP, DBIA, ASHE, is a plus. Job DescriptionSENIOR PROJECT MANAGERIn this position, you will complete the project and verify that it meets expectations with regards to quality, schedule, plans, specifications and budget and act as the liaison between the Owner and Ross Group. In this role you will… • Actively manage the budget on each project and develop scenarios which enable the budget to be achieved. Determine approaches that will enable the project to be completed under budget., • Review the budget at least once a month to determine if variances are accurate and update estimate accordingly. Include project management team (Superintendent, Assistant Project Manager and Project Engineer) in review process to provide insight into approaches which will assist in completing the project under budget., • Consult with COO, VP of Operations, Business Development and preform estimating services during the Pre-Bid Phase in order to remain current on activities. If assigned project, coordinate with referenced departments to study and monitor plans thoroughly prior to submission of proposal, update estimating of design deficiencies, alternates, staffing and equipment requirements., • Attend Owner/Architect pre-bid, project and closeout meetings,, • Solicit subcontractors and suppliers for proposal prior to proposal submission time., • Review/ negotiate contract with Owner and VP of Operations and prepare contract for signature., • Prepare correspondence with Owner, Architect, Engineers, Subcontractors, Suppliers, etc. Examples of referenced correspondence include but not confined to the following items: Schedule of Values, project schedule, memos, request for information, transmittals and submittals., • Submit building permit application, follow-up on review progress and receive upon approval. A chain of command is to be established for pre-construction, construction and closeout phases of project., • Proactively manage project to achieve quality, schedule, budget and safety. Utilize and maintain tools: schedule and document management to track and record project performance., • Maintain customer (Owner, Architect, Engineer, Subcontractor, Supplier, Public Official and Ross Group Employees) relations and conduct project meetings. Ensure prompt payment from Owner and payment to Subcontractor and Suppliers occurs according to percentage complete timely upon receipt from Owner., • Document quality and progress of each Subcontractor and Suppliers. This position requires the engineer to aid in design of architectural and structural precast/prestressed components for a wide variety of projects including but not limited to storm shelters, schools, warehouses, parking garages, stadiums etc. Reports to: Engineering Manager Qualifications: * Bachelor of Science in Civil or Structural Engineering from an ABET accredited university * EIT licensure preferred.
