Job Description Job Title: Facility Technician III Job Description The Industrial Base Building Technician Level 3 is responsible for advanced maintenance, troubleshooting, and repair of building systems within an industrial or warehouse environment. This position ensures the safe and reliable operation of HVAC, electrical, plumbing, mechanical, and building infrastructure systems. The technician performs complex diagnostics, leads preventive maintenance activities, and provides technical guidance to junior staff. Additionally, the role involves documenting work, supporting facility improvement initiatives, and collaborating with operations to minimize downtime while maintaining a high-performing building environment. Responsibilities • Perform advanced troubleshooting and repairs on building systems including HVAC units, air handlers, exhaust fans, pumps, motors, lighting systems, and electrical distribution components., • Conduct preventive maintenance on mechanical, electrical, and plumbing systems to ensure optimal performance and regulatory compliance., • Diagnose and repair issues involving VFDs, control panels, sensors, relays, and building automation systems (BAS/BMS)., • Inspect structural components such as doors, gates, dock equipment, and general building infrastructure., • Respond to facility service requests, prioritizing work to minimize operational impact., • Install, replace, or adjust components such as belts, bearings, motors, valves, filters, breakers, and piping., • Read and interpret blueprints, wiring diagrams, schematics, and technical manuals., • Maintain accurate documentation of work performed, including parts usage, equipment condition, and corrective actions., • Support commissioning of new equipment and assist with facility upgrades or construction activities., • Ensure compliance with safety procedures, lockout/tagout requirements, and applicable codes., • Provide guidance and mentorship to Level 1 and Level 2 technicians., • Experience with BAS/BMS systems and industrial automation controls., • EPA 608 certification for HVAC work., • Experience in large warehouse, distribution, or industrial environments., • Ability to train and mentor junior technicians., • Familiarity with CMMS/EAM systems for work order management., • Experience with industrial electrical systems up to 480V., • Computer skills: Microsoft Office Suite, CMMS software, BAS/BMS interfaces., • Must be able to read, write, speak, and understand English. Work Environment The work environment varies between an office setting and all areas located on warehouse property. It may involve exposure to dust, dirt, moving machinery, temperature changes, heights, and noise levels below OSHA minimum requirements. Use of PPE is mandatory. The role oversees four distribution centers in the Greater Nashville area, with sizes ranging from approximately 150,000 sq ft to 3 million sq ft. The position operates primarily during Monday-Friday day shift hours, requiring travel to all sites with flexibility to cover off-hour shifts. Certain preventive maintenance schedules and emergency calls will be integrated into the work schedule. Job Type & Location This is a Permanent position based out of Nashville, TN. Pay and Benefits The pay range for this position is $38.00 - $38.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
