    HANDS-ON FACILITIES MANAGER (On-Site - Nyack) Looking for a Hands-On Maintenance Lead/ Facilities Manager who repairs, restores and maintains properties’ plumbing, electrical, maintenance home & commercial systems. About the Role: We are seeking a highly effective Facilities Manager / Maintenance Professional to oversee and maintain both commercial and personal properties. Some admin and technical experience required to facilitate accountability and higher efficiency. We need someone who can personally handle repairs, troubleshoot issues, and keep properties fully operational, while also managing overall facilities needs. You will be the go-to person for anything that breaks, needs fixing, or requires attention. This role requires a strong on-site presence in Nyack, sometimes in NYC with the great ability to support multiple properties. What You'll Do: Perform hands-on maintenance and repairs, including: Basic electrical (fixtures, outlets, troubleshooting) Plumbing (leaks, clogs, fixture replacements) Drywall/plaster repair and painting Door hardware repair/replacement General troubleshooting of property issues Diagnose and resolve issues independently and efficiently Oversee day-to-day facility operations across properties Handle renovations, projects, and ongoing maintenance work Coordinate vendors only when necessary and supervise their work Ensure properties are safe, functional, and well-maintained at all times. Manage materials, tools, and supply inventory. Provide on-site support in Nyack or NYC for active projects. Be available for occasional on-call or urgent maintenance needs. Assist with property-related logistics and operational support. What We're Looking For: Strong hands-on maintenance experience (required). Ability to personally perform repairs across electrical, plumbing, and general maintenance. Proven experience troubleshooting and fixing issues independently Comfortable being the primary point person for all facility-related issues. Experience managing multiple properties or facilities. Additional requirements: Valid driver's license and ability to travel between Nyack and NYC. Reliable, proactive, emotionally intelligent and highly responsive. Nice to Have: Background as a Facilities Manager, Building Superintendent, or Maintenance Manager Experience with renovations or construction projects. Strong organizational and multitasking skills. Important: This role is ideal for someone who is hands-on and technically skilled, and who takes pride in fixing problems, and keeping properties running smoothly. If your experience is primarily administrative property management, this role will likely not be a fit.

    An HVAC Project Manager is responsible for planning, coordinating, and overseeing residential, commercial, or industrial HVAC installation and retrofit projects from start to finish. This role ensures projects are completed safely, on schedule, within budget, and in compliance with applicable codes and client requirements. Key Responsibilities: Plan, organize, and manage HVAC projects from initiation through completion. Develop project schedules, budgets, and timelines while monitoring progress. Coordinate with clients, engineers, subcontractors, vendors, and internal teams. Review project plans, specifications, and contracts to ensure accuracy and compliance. Oversee procurement of materials, equipment, and labor resources. Conduct site visits to monitor quality, safety, and project milestones. Ensure compliance with local building codes, safety regulations, and company standards. Manage project documentation, including change orders, permits, reports, and invoices. Identify and resolve project issues, delays, and budget concerns proactively. Lead project meetings and provide regular progress updates to clients and stakeholders.
