EPM is seeking a resourceful, innovative, and data-driven Marketing Manager to support our growing portfolio of 200+ multifamily properties. This role will be at the heart of bringing EPM's marketing vision to life across the field: building brand consistency, launching new properties, supporting leasing teams, and ensuring every property is positioned to drive qualified traffic, improve lead conversion, and hit occupancy goals. You'll be responsible for executing and managing day-to-day marketing efforts across the portfolio, developing scalable tools and processes, and serving as the go-to partner for regional and on-site teams. ESSENTIAL JOB FUNCTIONS: • Lead marketing onboarding and ongoing support for assigned properties, including ILS setup, marketing materials, signage, and listing optimization., • Coordinate and manage marketing plans for new lease-ups, rebrands, or struggling properties., • Act as a key partner to regional managers and leasing teams, providing guidance, materials, and campaigns that support occupancy goals., • Coordinate with creative, digital, and other internal teammates, as well as external vendors., • Support reporting on property-level marketing KPIs (lead volume, occupancy, cost per lease, traffic sources) and develop marketing plans to drive improvement in struggling locations., • Launch and track performance of local marketing initiatives - digital ads, traditional marketing, community partnerships, and more, optimizing performance., • Manage our existing CRM and create campaigns that maximize both lead generation and conversions to meet internal goals and client expectations., • Work with the Director of Marketing to develop, and then execute, marketing strategies across the portfolio., • Performs all other duties as assigned. SPECIFIC EDUCATION OR EXPERIENCE: • Bachelor's degree in business administration, marketing, or related field, • 3-5 years of experience in marketing with a minimum of 1 year in multifamily real estate, property management, or a closely related industry., • Demonstrated ability to manage marketing performance and deliver lead generation and leasing goals., • Experience with ILS platforms, CRM systems, and digital ad platforms., • Exceptional analytical, problem-solving, and decision-making abilities., • Excellent communication and interpersonal skills., • Proficiency in Microsoft Office applications and other relevant software platforms., • Preferred experience within the property management industry. PHYSICAL DEMANDS AND WORK ENVIRONMENT: • Frequently sit, stand and walk., • Regularly required to talk or hear., • Frequently required to use hands or fingers to handle or feel objects, tools or controls., • Occasionally required to climb or balance, stoop, kneel, crouch or crawl., • Occasionally lift and/or move up to 25 pounds., • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus., • The noise level in the work environment is usually moderate.
