The Marketing Specialist is responsible for managing and maintaining a portfolio of properties, keeping a pulse on each community in their portfolio and monitoring key performance indicators like conversion rates of marketing spends, occupancy and exposure. This role will be responsible for visiting all sites in their portfolio yearly to maintain strong connections with the operational teams, provide audits and budgeting recommendations, as well as be present in client calls to present marketing performance and strategies. Thrive’s marketing team is committed to improving marketing processes as a whole, and our specialist are instrumental to creating more efficient workflows and processes. This role will add value by refining Thrive’s in-house marketing reporting capabilities, providing data-driven insights and out-of-the-box ideas to support community success. Their work will enable Thrive to make strategic, nimble marketing decisions, improve internal processes and be a direct tie between the Marketing team and site teams. Marketing Specialist Job Responsibilities Monitor and audit their portfolio across all digital platforms, including but not limited to: • Website, • ILSes, • Google Business, • HelpDesk ticket service, • Updating concession specials, • Coordinating photography, virtual tour, and video shoots, • Implementing digital assets across all marketing channels, • Managing digital assets organization and storage, • Respond to Google reviews as needed, • Understanding and auditing unit floor plans, • Creating simple designs in Canva, • Placing print orders and coordinating SWAG orders, • Keeping branded files up to date, • ILS increases or decreases recommendations, • Boosted advertising on social media, • Email marketing blasts, • Physical presence; signage, A boards, flags, etc, • Analyze Reputation.com KPIs and help make improvements, • Community outreach opportunities and event support, • Visit their portfolio of communities every year and provide a summary of findings to the marketing and operations team, along with a recommended budget for the next fiscal year, • Collaborate to create marketing reports and make recommendations based on data, • Continuously work to improve, streamline, and enhance the marketing presence of Thrive as a whole, and of each individual community, • 2 years minimum working in a relevant property management on-site role, • Ability to analyze data and draw logical conclusions that can be translated into action plans, • Ability to identify off-brand marketing and make suggestions for improvement, • Extreme attention to detail and organization, • A sharp eye for proofreading and/or authoring limited copy, • Proficiency in Microsoft Office, Yardi, Knock, RentCafe, and Canva (Enterprise preferred), • Knowledge of property management advertising platforms and industry-specific advertising regulations, • Detail-oriented, analytical mindset with the ability to process complex sets of data across multiple software platforms, • Advanced organization and multi-tasking skills, ensuring efficient progress across many simultaneous projects, • Ability to work well independently and collaboratively, • Ability to work on in-office team days, 1-2 per week at the Thrive home office (additional as needed), • Ability to visit site teams on location, • Service oriented – Willing to provide an exceptional level of internal and external customer service, • Problem solving – Identifies and resolves problems in a timely manner, • Written and verbal communication – Writes and communicates clearly and professionally, able to communicate and present ideas, • Adaptability – Adapts to changes in the work environment with the ability to manage competing demands, • Dependability – Follows instructions, responds to management direction and demonstrates accountability, • Organization – Prioritizes and plans work activities while using time efficiently and thinking strategically Physical Requirements • Stand and walk or sit alternatively depending on specific needs of the day.
