Job Description Job Title: Project Manager Job Description The Project Manager oversees capital construction projects from preconstruction through closeout, ensuring they are delivered on time, within budget, and in alignment with the project scope and specifications. This role develops and maintains project schedules, budgets, and execution plans, coordinates subcontractors, vendors, and consultants, and manages all aspects of project documentation and cost control for commercial and hospital construction projects. Responsibilities • Manage capital construction projects from preconstruction through closeout, ensuring successful delivery of scope, schedule, and budget., • Develop, maintain, and update detailed project schedules, budgets, and execution plans throughout the project lifecycle., • Coordinate and communicate with subcontractors, vendors, and consultants to align work activities and resolve issues promptly., • Review project scope, drawings, and specifications to ensure clarity, completeness, and alignment with contract requirements., • Collaborate with Preconstruction and Estimating teams during early project phases to support accurate budgeting and planning., • Process and review subcontractor and vendor invoices, verifying accuracy and compliance with contract terms., • Manage change orders, including pricing, negotiation, approval, and accurate cost tracking in project financials., • Prepare, track, and respond to Requests for Information (RFIs) to resolve design and scope questions., • Coordinate and review submittals to ensure compliance with project specifications and timely approval., • Maintain thorough project documentation, including daily logs, meeting minutes, and project correspondence., • Work closely with Superintendents and field teams to support effective project execution and site coordination., • Assist in resolving field issues quickly to minimize disruptions and maintain productivity and schedule adherence., • Monitor project progress and performance, proactively identifying risks and implementing corrective actions., • Support compliance with relevant regulations and standards for commercial and hospital construction projects, including HCAI/OSHPD requirements where applicable., • Contribute to a collaborative project team environment and promote clear, consistent communication among stakeholders. Essential Skills • 5–10 years of experience in project management within construction, preferably commercial or hospital construction., • Strong project management skills with the ability to oversee projects from preconstruction through closeout., • Demonstrated experience managing project schedules, budgets, and execution plans., • Hands-on experience with RFIs, submittals, change orders, daily logs, meeting minutes, and project correspondence., • Ability to review and interpret project scope, drawings, and specifications accurately., • Proven capability to coordinate subcontractors, vendors, and consultants in a construction environment., • Experience managing project budgets, including labor, materials, and subcontractor costs., • Knowledge of mechanical and commercial construction practices and terminology., • Familiarity with hospital construction requirements, including HCAI/OSHPD processes and standards., • Strong analytical and problem-solving skills for resolving field issues and maintaining productivity., • Excellent written and verbal communication skills for interacting with field teams and stakeholders., • Ability to work closely and collaboratively with Superintendents and field personnel to support project execution. Additional Skills & Qualifications • PMP certification preferred, demonstrating formal project management training., • OSHA 30 certification preferred, reflecting strong safety awareness and compliance knowledge., • Experience working on diversified construction project portfolios is a plus., • Comfort with documenting and tracking project information in logs, minutes, and correspondence., • Ability to manage multiple priorities and projects in a dynamic environment., • Strong organizational skills and attention to detail in financial and technical documentation.
