Job Description JOB TITLE: DEVELOPMENT COORDINATOR REPORTS TO: Manager of Development COMPENSATION: Salary, plus benefits and bonus eligibility LOCATION: On-Site with up to 25% travel SUMMARY: This position will provide key support to LDG’s development operations, from project inception through pre-development, construction, and completion, for both current and emerging markets. RESPONSIBILITIES: • Coordinate with third-party contractors and various municipal permit reviewers to submit and secure approved grading and building permits for all projects in predevelopment., • Assist with preparation and submission of applications for funding sources as needed, including Low‐Income Housing Tax Credits, Tax Exempt Bonds, Payment In Lieu Of Taxes, CDBG, HOME Funds, and other local resources, • Secure, organize and submit due diligence checklist items for various lenders and investors., • Assist in the preparation and submission of Subsidy Layering Reviews and HUD Environmental Reviews triggered by various funding sources., • Research and support in developing new deals for the pipeline: Zoning, Variances, Easements, Special Exceptions., • Conduct Market Research, • Assist with local approvals, presentations to the community and/or local partners, • Secure proposals and manage third‐party contractors required with applications – market study, preliminary architecture, survey, environmental, etc., • Assist with coordinating project design development including coordinating with utility, cable, phone, trash, and other providers to design construction to accommodate system needs., • Identify and manage long‐lead time items to prioritize, review items for consistency/quality, • Work with Development Managers to review items for submission to third parties and to respond to additional requests/questions., • Assist with the logistics associated with closing real estate transactions., • Bachelor’s degree in real estate management, Urban Planning, or Business Finance preferred., • Must have a valid driver’s license, • 2-5 years in real-estate development, multifamily property/ LIHTC experience preferred,, • Proficient competency with computers and software, including Microsoft Word, Excel, Outlook, and PowerPoint., • Strong ability to communicate effectively, both in oral and written form., • able to demonstrate their experience managing complex and lengthy project timelines and working with partners to secure building permits., • Very organized and detail-oriented with the ability to see the big picture., • Ability to handle pressure, meet deadlines, and set priorities for the workload., • Must be able to identify and resolve problems in a timely manner and gather and analyze information skillfully., • Medical, Dental, and Vision Insurance, • Health Savings Account (HSA), • Paid Time Off (PTO), • Paid Holidays, • 401k Retirement Plan, • Employee Assistance Program (EAP), • Competitive bonus structure, • Tuition Reimbursement, • Paid Group Life Insurance, • Ancillary Benefits: Pet Insurance, Parental Leave etc. WORK CONDITIONS You are required to work primarily in a climate-controlled environment, including enclosed office spaces, cubicles, and assigned development sites, with some exposure to outside elements where temperature, weather, odors, and landscape may be unpleasant and/or hazardous. This position does require travel to conferences, job sites, and development meetings up to 25% of the time. This position will have a moderate noise level due to office equipment, telephones, and foot traffic. PHYSICAL DEMANDS: To successfully perform the essential functions of this role, the Employee must be able to engage in routine physical activities such as standing, walking, climbing, stooping, squatting, and using hands for typing and handling materials. The position requires the ability to access all areas of the property—both interior and exterior—in varying weather conditions, including rain, snow, heat, and wind. Employees must be capable of lifting or moving items up to 15 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus.
