Job Description Who You Are You’re a salesperson at heart. You’ve carried a quota, made cold calls, handled objections, and know what it takes to move a lead from “who are you?” to a signed contract. But somewhere along the way, you realized the biggest bottleneck in sales isn’t effort, it’s the systems. So you started building. You taught yourself automation tools, deployed AI agents, wrote outreach sequences that converted, and became the person your team relied on to fix the process, not just work it. Position Summary The Sales Automation & SDR Operations Lead will work directly with the CCO and sales team to lead Cubework’s SDR function while designing, deploying, and optimizing the AI-powered workflows that make it scale. You’ll manage both human SDRs and AI SDR agents in a hybrid model, build agentic prospecting workflows with tools like Clay, Open Claw, and Artisan, and collaborate with the dev team to ship integrations using Claude Code and n8n. This is not a back-office automation role. You’ll sit in pipeline reviews, coach reps on objection handling, jump on calls when a deal needs help, and then go build the system that prevents that problem from happening again. You own the number and the machine behind it. Key Responsibilities Lead the SDR Team • Own Cubework’s SDR function across 70+ locations—managing both AI SDR agents and human SDRs in a hybrid model where AI handles volume and humans handle complexity, • Design and implement SDR playbooks, outreach cadences, qualification frameworks, and objection-handling scripts grounded in real selling experience, • Set and enforce daily, weekly, and monthly targets for outbound activity, tour bookings, qualified opportunities, and pipeline contribution, • Coach and develop human SDRs—ride-alongs, call reviews, role-plays, and 1-on-1 performance sessions that make reps better, • Build the escalation and handoff framework between AI agents and human reps—ensuring enterprise prospects, multi-location deals, and high-intent signals get immediate human attention, • Run weekly SDR standups and pipeline reviews; report results and recommendations directly to the CCO Deploy & Manage AI Sales Agents • Deploy autonomous AI SDR agents (Artisan Ava, 11x Alice, Dify AI) to handle high-volume prospecting, initial outreach, lead qualification, and automated follow-up at scale, • Build agentic sales workflows using OpenClaw for autonomous task execution—email triage, lead research, CRM updates, meeting scheduling, and proactive follow-up sequences that run 24/7 on a dedicated machine, • Set up Clay as the data enrichment and research backbone—connecting 100+ data sources with Claygent to build enriched prospect profiles with firmographic, technographic, and intent signals before any outreach fires, • Configure AI-powered lead scoring that prioritizes high-intent prospects and auto-routes them to the right human rep at the right time, • Continuously evaluate emerging AI sales tools (Lindy, Warmly, Relevance AI, Super AGI) and recommend additions based on proven ROI, not hype Collaborate with the Dev Team to Ship Integrations • Partner with Cubework’s development team to integrate AI sales tools, CRM automations, and agentic workflows into the production environment, • Use Claude Code as your primary AI-assisted development tool—building custom integrations, data pipelines, API connections, and automation scripts from the terminal, • Build and maintain n8n workflows for lead intake, webhook handling, payment processing, SMS notifications, and custom routing logic that connects the full sales stack, • Collaborate on Yardi Deal Manager API integrations ensuring all lead interactions, deal stages, and conversion data flow seamlessly between AI agents and the CRM, • Write clear specs for the dev team, QA deployments before they go live, and maintain documentation of all automated workflows and system dependencies Build & Optimize Sales Automation Workflows • Design automated lead capture, scoring, routing, and nurturing workflows using n8n and OpenClaw’s skill system, • Configure and optimize multi-channel outreach sequences (email, LinkedIn, SMS, WhatsApp) through Apollo, Clay, and Artisan, • Set up automated proposal generation (PandaDoc), smart scheduling (Calendly), and deal tracking in Yardi Deal Manager, • Create automated onboarding email series, renewal reminders, and re-engagement campaigns for stalled opportunities using AI-driven engagement scoring Support Marketing Automation • Set up automated social media scheduling and content distribution through Hootsuite, Buffer, and Meta Business Suite, • Configure SEO automation (SurferSEO, Semrush) and AI-generated content workflows for blog posts, ad copy, and landing pages, • Support multi-language marketing campaigns targeting diverse business communities through WeChat, Xiaohongshu, KakaoTalk, Zalo, and traditional media Own the Numbers • Build and maintain real-time dashboards tracking lead response time, lead-to-tour conversion, tour-to-close ratio, deal velocity, SDR activity, AI agent performance, and pipeline health, • Run continuous A/B testing on outreach sequences, email templates, and ad creatives to maximize conversion across all channels, • Monitor AI agent and automation performance daily—troubleshoot failures, optimize workflows, and ensure reliability Present weekly performance reports and pipeline insights to the CCO with clear Requirements: • 3+ years in SDR, sales ops, or revenue operations, with hands-on outbound selling experience, • Proficiency with AI sales tools (Clay, Artisan, 11x, Dify, or similar) and deploying autonomous AI agents for prospecting and lead qualification, • Strong proficiency building n8n workflows — webhook handling, API integrations, conditional logic, multi-step automation sequences, and error handling, • Experience configuring and administering CRM systems (Yardi, HubSpot, Salesforce) including custom fields, deal stages, automated pipelines, and reporting dashboards, • Working knowledge of APIs, JSON, and connecting third-party tools via REST endpoints, • Familiarity with Claude Code or AI-assisted development tools for building custom integrations, data pipelines, and automation scripts, • Experience with outbound platforms: Apollo, LinkedIn Sales Navigator, Instantly, or similar software., • Comfortable with data enrichment workflows — firmographic, technographic, and intent signal layering using Clay or similar tools, • Understanding of lead scoring models and automated routing logic, • Strong communicator who can write clear technical specs, QA deployments, and maintain documentation for automated systems, • Bias toward action and ownership in a fast-paced, entrepreneurial environment Nice to Have • Experience with Yardi Deal Manager API integrations, • Background in commercial real estate, logistics, or flex space, • Familiarity with Python or JavaScript for light scripting and data
