Rockbourne has been retained by a fast-growing, London-based property development business, to appoint a Senior Project Manager to their UK operations. This is a unique opportunity to join an ambitious, growth-stage business redefining the co-living experience across London and expanding into new markets. Working alongside a highly motivated and collaborative team, you will take ownership of multiple property renovation and conversion projects, driving quality, timeliness, and budgets across the portfolio. Growth: The company has achieved rapid expansion over the last year and intends to continue their ambitious growth plans.These entail acquiring a new building roughly every month, launching in regional cities, and managing a rapidly scaling portfolio of residential and mixed-use buildings. Autonomy: You will lead projects independently, set budgets, manage contractors, and implement operational standards across multiple sites. Your judgment and execution will set the pace of delivery. The Role Pre-Investment & Budgeting • Evaluate potential sites, provide initial cost estimates, and prepare high-level budgets for Investment Committee approval., • Assess feasibility using historical project data, on-site visits, and cost-per-square-meter estimates. Project Setup & Contractor Management • Appoint architects, coordinate design plans with internal and external teams, and manage tender processes., • Build and maintain strong contractor relationships, selecting and overseeing multiple bids. Construction & Execution • Oversee renovation and conversion works, ensuring adherence to timelines, budgets, and quality standards., • Conduct regular valuations and monitor contractor progress, pushing for top-priority delivery. Finishing & Handover • Lead the final stages of construction, coordinating with leasing and community teams to deliver a seamless opening., • Ensure operational readiness, resident satisfaction, and high-quality standards. Post-Completion Performance • Maintain oversight of long-term building quality, ensuring standards are met and implementing continuous improvement across projects. Overall Approach • Fully autonomous role, driving delivery, process institutionalisation, and operational improvements across the UK portfolio., • Collaborate closely with London and international teams to scale operations into new markets. About You Essential: • Experience renovating and managing existing buildings, delivering multiple small-to-mid projects from acquisition to completion., • Developer, investor, or family office background preferred., • Strong technical skills: budgeting, value engineering, project management, contractor tendering, and understanding construction/MEP systems., • High energy, autonomous, decisive, accountable, and able to manage multiple projects simultaneously., • Excellent communication and stakeholder management skills. Desirable: • Experience with granular property development, residential conversion, office-to-residential or hotel conversions, and iterative delivery models., • Knowledge of innovative materials, energy-efficient solutions, and process optimisation., • Comfortable institutionalising processes in a fast-moving environment.
