Position: Assistant Property Manager Supervised by: Senior Property Manager Positions Supervises: Assists in Supervising All Property Employees Summary: The Assistant Property Manager supports the administrative and operational management of a 930,000 square-foot Class A high-rise commercial property in Denver, Colorado. Responsibilities include tenant relations, financial and lease administration, operational and project support, vendor coordination, and key organizational functions. The Assistant Property Manager works closely with property staff to ensure the property operates at the highest standards of service and efficiency. This role offers a unique opportunity for professional growth and advancement within a Class A high-rise property in Downtown Denver under new ownership. Essential Responsibilities: Customer Service/Tenant Relations • Support the delivery of high-quality customer service by serving as a point of contact for tenants and assisting with day-to-day tenant needs., • Assist with the development and implementation of tenant retention programs., • Coordinate and support tenant move-ins and move-outs in collaboration with the property team to ensure a smooth and satisfactory experience., • Maintain helpful, courteous, and professional relationships with tenants and their staff; address tenant issues with professionalism, discretion, and diplomacy., • Assist with tenant renewals, expansions, contractions, and move-outs, including lease abstraction, documentation, and ongoing lease compliance., • Support the development, administration, and forecasting of operating and capital budgets to ensure adequate cash flow and reserves., • Monitor expenses against approved budgets and assist with variance tracking, reporting, and explanation., • Assist with daily financial operations, including accounts receivable, accounts payable, rent collection, operating expense reconciliations, and tenant billings; report discrepancies as needed., • Assist the Senior Property Manager with daily property operations to help ensure building appearance, systems, and services meet Company standards., • Conduct regular inspections of building components, equipment, systems, and grounds, and report findings and recommendations., • Assist with coordination of routine maintenance services, third-party vendors, and emergency response activities as needed., • Monitor preventive maintenance activities and report performance, issues, and trends., • Assist with developing and maintaining property manuals, including security, emergency, and operational procedures., • Assist with the administration of vendor and service contracts, including documentation, renewals, insurance compliance, and audit readiness., • Support the bid process by coordinating vendor proposals, collecting required documentation, and assisting with vendor evaluations., • Monitor vendor and contractor performance to help ensure work is completed timely and in accordance with service agreements., • Utilize the work order system to track vendor assignments and ensure tenant service requests are followed through to completion., • Assist with the coordination of tenant improvement and construction projects from initiation through closeout., • Maintain organized construction files, documentation, and project records., • Support the collection of estimates, tracking of job costs, punch lists, and project schedules., • Assist with processing capital invoices, draw requests, and construction management fees., • Minimum of 3 years' experience in commercial office property management, • Proficiency in Microsoft systems (Word, Excel, and Outlook), • Excellent written and verbal communication skills, supported by strong analytical and interpersonal abilities., • Purpose -driven with a sense of urgency, • Proficient in AP software and accounting platforms (MRI and Nexus), • Demonstrated commitment to customer service and a track record of exceeding customer expectations, • Self-starter with highly effective independent work skills that can function effectively within a team environment, • Excellent time management and organizational skills with a proven ability to meet deadlines, • Ability to work collaboratively within a diverse team, • Capable of delivering results on time, on budget, • Project Management experience: Working knowledge of construction process, invoice processing and terminology, • Develop and maintain business relationships through membership and participation in professional, industry/trade and civic organizations $75,000-$85,000 per year. Other Compensation: This role is eligible for an annual performance bonus.
