The Opportunity The District Manager will oversee the operations, financial performance, and overall management of a portfolio of residential properties within a defined geographic district - Cincinnati, NKY. This role is responsible for ensuring high occupancy, resident satisfaction, operational efficiency, and compliance with company policies and regulatory requirements. The District Manager drives operational excellence, maximizes profitability, and supports on-site property teams to meet organizational goals. Responsibilities include, but not limited to: • Oversee daily operations for a portfolio of residential communities (typically 4-5 properties) around Cincinnati, OH and Northern Kentucky., • Ensure properties meet operational, financial, and occupancy goals., • Conduct regular site visits to monitor physical condition, team performance, and resident satisfaction., • Implement and enforce standard operating procedures (SOPs) and best practices across all properties., • Ensure a high standard of resident service and satisfaction., • Respond to escalated resident concerns and resolve conflicts effectively., • Maintain positive relationships with vendors, contractors, and service providers., • Develop and manage property budgets in collaboration with Community Managers., • Review monthly financial reports, monitor variances, and implement corrective actions., • Provide regular operational and financial reports to senior leadership. Use data to inform decisions and strategic planning., • Maximize revenue by monitoring rent collection, minimizing delinquencies, and optimizing rental rates., • Approve capital expenditures and oversee large-scale renovations or improvement projects., • Ensure all properties comply with local, state, and federal laws, including fair housing and landlord-tenant laws., • Oversee safety, preventative maintenance, and risk mitigation practices., • Hire, train, mentor, and evaluate Community Managers and other site-level staff., • Promote a strong team culture focused on accountability, customer service, and operational excellence., • Provide coaching, mentorship, and performance feedback to ensure staff growth and retention., • Ensure compliance with all company policies, employment laws, and fair housing regulations., • This role may require quarterly travel to key CIG markets and relevant industry conferences to support cross-market collaboration, stay informed on industry trends, and represent the organization externally.What We’re Looking For:, • Confident leadership style with a coaching mindset and team-first approach., • Highly organized with strong attention to detail and problem-solving abilities., • Ability to manage multiple priorities across locations., • Strong financial and budgeting analytics to meet performance targets., • Proven track record managing lease-ups and/or new property launches., • Excellent communication, organizational, and problem-solving skills., • Knowledge of Fair Housing laws and local housing regulations., • Ability to travel regularly within the assigned district., • Ability to travel to key CIG markets and to relevant industry conferences., • Must possess a valid Driver’s License., • Experience with ResMan or other property management platforms is a plus.What We Offer:, • Competitive Salary + Bonus Opportunity, • Comprehensive Benefits Package (Medical, Dental, Vision, 401(k), PTO, and more), • Professional Development & Career Growth Opportunities, • Exciting Work Environment in a company that values innovation and new ideas 👉 Apply Today.
