Job Description Overview SUMMARY: Under the direction of the SHRSS Director of Building Operations, the incumbent adjusts repairs, troubleshoots and maintains electrical, HVAC and plumbing applications on and off-site. Responsibilities ESSENTIAL DUTIES AND RESPONSIBILITIES: • Must adhere to the Seminole Tribe and SHRSS Policies and Procedures., • Performs all preventive maintenance on systems and maintains applicable log books., • Conducts walk-through inspections; for lighting, HVAC and plumbing to ensure proper working order., • Repairs electrical/HVAC systems throughout the property, including on and off-site facilities., • Replace light bulbs, ballasts, sockets, switches, GFI receptacles, and dimmers., • Maintains quality of air, air flow and temperature at on and off-site facilities; adjusts valves to regulate temperature of lubrication oil and flow of water through system, • Maintain functionality of plumbing systems within our facility. Ability to use a drain snake and plunger. Familiarity with toilet/urinal flushers, soap dispensers, electric faucets and how to change their batteries. Ability to install faucets, drains and soap dispensers., • Understand basic electrical code as it applies to commercial facilities., • Records gauge / meter readings, repairs completed, and time lost due to inoperative equipment., • Maintains technical logs and records all relevant data as appropriate., • Knowledge of Seminole Hard Rock Support Services policies, procedures and schedules to ensure minimal interruption to business operations and to prioritize projects appropriately., • Maintains tools, equipment and supplies in good, clean, operating order, monitors supplies., • Interfaces and coordinates with internal departments to schedule installations and repairs to cause minimal business interruption., • Maintains a clean, safe, work environment within area of responsibility., • Promotes positive public / employee relations at all times., • Performs all other related and compatible duties as assigned., • Knowledge of the Facilities Department Policies and Procedures, • High school diploma or technical certificate as well as a minimum of three (3) to five (5) years of experience with commercial/industrial HVAC equipment or an equivalent combination of education and/or experience. EDUCATION and/or EXPERIENCE: High school diploma, trade school certificate preferred as well as a minimum of three (3) to five (5) years of experience or an equivalent combination of education and / or experience. The employee is occasionally required to stand, walk, and reach with hands and arms. The employee must occasionally lift and / or move up to 50 lbs, and often work in high, precarious places in moderate noise levels. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Prolonged period of walking, reaching, climbing and moving / carrying weight of up to 100 lbs. Must be able to work in high places on ladders, and work around high voltage and fiberglass insulation. Ability to diagnose and repair issues with plumbing; ability to use a drain snake, plunge and preventative maintenance of flushers. Ability to work flexible schedules, including nights, weekends, and holidays as required. Ability to work on a boom lift and high jack – to change ceiling lights.
