Job Description JOB TITLE: Commercial Maintenance Technician LOCATION: MV Ventures 2685 Vikings Circle, Suite 50 Eagan, MN 55121 TYPE: Full-Time, exempt Pay: $65,000 - $70,000 SUMMARY: MV Ventures is seeking a highly motivated, energetic and dependable candidate to join our team as a Commercial Maintenance Technician focused on our portfolio’s commercial properties. This individual will be responsible for supporting day-to-day facility maintenance operations across five (5) existing commercial properties from Eden Prairie to Eagan. The ideal candidate will display strong problem solving, communication and leadership skills, with a solid understanding of building maintenance, building automation systems, general repairs, troubleshooting, refurbishments, cleaning and staff training. This position will also periodically support our residential maintenance operations and assist with the growth of our property management teams. ROLES AND RESPONSIBILITIES: • Perform routine inspections, maintenance, and repairs on commercial building systems (HVAC, plumbing, electrical, lighting, etc.)., • Conduct preventative maintenance to minimize downtime and extend equipment life., • Troubleshoot and resolve issues with facility equipment and infrastructure., • Evaluate current procedures for cost and energy efficiency, making recommendations for improvements., • Coordinate maintenance and service work with outside vendors as needed., • Respond promptly to maintenance requests, emergencies, and work orders., • Maintain and provide periodic maintenance reports for each property., • Identify, propose and execute capital projects within budget parameters., • Perform general property upkeep to meet visual and operational expectations., • Consult and provide support on new developments and construction projects., • Participate in new construction punch list and owner training alongside project team., • Work with grounds maintenance team on lawn, landscaping and irrigation projects., • Ensure compliance with safety standards, codes, and regulations., • Support the commercial custodial team and develop/implement custodial SOPs to improve efficiency., • Support facility setup for events, tenant needs, and special projects., • Provide best-in-class service to tenants, staff, and property management. QUALIFICATIONS: To perform this role successfully, the individual must be able to perform each essential duty satisfactorily. The position will require operation of a motor vehicle to complete service calls and transport tools, materials, and equipment. A valid driver's license with a clean driving record are required. EXPERIENCE AND TECHNICAL KNOWLEDGE: • Minimum three (3) years of experience in commercial or multi-family residential maintenance, property or building management or similar., • Boilers License, EPA and CPO certifications desired, as well as substantial experience in boilers, plumbing, high/low voltage electrical, pools, carpentry, fire/life safety systems, building exteriors, building automation and appliances., • Forklift, aerial lift and/or boom lift certification and operation desired., • New construction knowledge and/or commissioning of properties., • Basic understanding of current computer software including the Microsoft Office suite., • Background in Computerized Maintenance Management Systems (CMMS)., • Background in property and financial management software systems., • Comfortability and experience in working with basic tools and equipment needed to complete inspections, preventative maintenance, general repairs, etc., • Effectively communicate (oral and written) in a professional manner on a regular basis with team members, leadership, tenants, residents and vendors., • Ability to work independently, with minimal supervision, while also effectively working as part of a team., • Dependable, accountable and punctual; willingness to work overtime and on-call, as well evenings, weekends and holidays as needed., • Travel between properties on a regular basis to perform job duties as outlined, limited out-of-state travel., • Calmly manage conflict, difficult and/or emotional situations; focus on resolving issues and achieving an effective solution., • Demonstrate initiative, professionalism, personal awareness, integrity and exercises confidentiality in all areas of performance.
