Job DescriptionMEP Commissioning Project Manager Commissioning Project Manager - Detroit Market Location: Southeast Detroit region (hybrid/remote within market) Compensation: Target base $100,000-$110,000 (flexible to ~$120,000 for strong experience) About the Role We are seeking a Commissioning Project Manager to lead and execute building systems commissioning projects across the greater Detroit market. This role focuses heavily on healthcare and higher education facilities, including both new construction and complex renovation work. You will be responsible for ensuring critical building systems are installed, tested, and operating as intended so that owners get exactly what they paid for when projects are complete. Key Responsibilities • Lead commissioning projects from planning through closeout for hospitals, medical centers, laboratories, and university facilities, • Review design documents and specifications to understand system intent and owner requirements, • Develop commissioning plans, functional test procedures, and documentation, • Coordinate and lead commissioning meetings with owners, contractors, and design teams, • Oversee and/or perform functional performance testing for:, • Building automation and controls systems, • HVAC systems (chillers, boilers, pumps, air handlers, exhaust and lab systems), • Electrical distribution, emergency power, and generators, • Troubleshoot system issues in the field and drive resolution with project teams, • Prepare clear, detailed commissioning reports and deficiency logs, and track corrective actions to completion, • Manage multiple concurrent projects, including schedules, budgets, and resource allocation, • On larger projects, manage and mentor a local commissioning team (currently ~5 engineers/technicians in the Detroit area), • On smaller projects, perform hands-on commissioning and testing independentlyProject & Client Environment, • Primary sectors:, • Healthcare (major regional health systems, new hospitals, expansions, and renovations), • Higher education (university campuses with large existing building portfolios; heavy gut-renovation work), • Mix of new construction and renovation/equipment replacement projects, • Work largely with sophisticated, repeat clients who expect high technical quality and consistent deliveryRequired Qualifications, • Strong technical background in building systems within the built environment (not industrial/manufacturing equipment), including:, • Building automation/controls and integration, • HVAC systems: chillers, boilers, pumps, air handlers, exhaust/lab systems, • Electrical systems: normal and emergency power distribution, generators, transfer systems, • Proven experience in commissioning, MEP design, or controls/startup with direct exposure to complex healthcare and/or higher education facilities, • Ability to read and interpret mechanical, electrical, and controls drawings and specifications, • Experience leading or coordinating multi-disciplinary teams on projects, • Solid field presence: comfortable on active construction sites and in operating healthcare facilities, • Strong communication and documentation skills; able to clearly communicate with owners, contractors, and design teamsPreferred Qualifications, • Prior commissioning-specific role (CxA, commissioning PM, or similar), • Experience with major healthcare systems or large university campuses, • Familiarity with building codes and standards relevant to healthcare and higher education facilities, • Professional certifications (e.g., CxA, PE, or similar) are a plusWork Location & Travel, • Based in the Southeast Detroit market (or within reasonable driving distance) Primarily field and client-site based within the region, with some remote work for documentation and coordination If you have a strong technical foundation in building systems and enjoy making sure complex facilities work exactly as intended when the project team walks away, this role offers a long-term opportunity in a growing Detroit market.
