Job Description Job Title: Maintenance Technician Reports To: Area Manager Location: McCartney Residences at Lafayette College in Easton, PA Compensation: $24.00-$27.00 per hour and a comprehensive benefits package. FLSA Status: Non-exempt The primary responsibility of the Maintenance Technician is to maintain, repair, and renovate the community. This position maintains and repairs all residential and common area spaces within the buildings and the systems and equipment serving the buildings. Duties include, but are not limited to, general maintenance, HVAC, electrical, painting, plumbing, maintaining work logs, vendor management, inventory management, stocking and organizing the maintenance shop, and keeping machinery and equipment in good working order. Projecting a student focused and professional image through interaction with all internal and external customers is essential. Under the supervision of the Area Manager, this position is on-call 24 hours per day, 7 days per week for facilities emergencies and responds within 30 minutes. Occasional nights and weekends may be required for this position. Essential Duties and Responsibilities: • Respond to all maintenance requestsand servicecalls within a reasonabletimeframe., • Identifyfacility deficiencies and recommendappropriate correctiveactions., • Perform maintenance and repair work, including painting, plumbing, electrical, and HVAC tasks, to ensurethe property, units,machinery,and equipment remain in safe, reliable working order., • Followallinstructions, policies,and safety proceduresrelated tothe use of chemicals, equipment, keys,personal protective equipment (PPE), and supplies., • Demonstrate quality workmanship on all assigned work orders by completing repairs correctly,maintaininga clean and safe work area, and ensuring all tools and equipment are cleaned, accounted for, and returned to proper storage following each task., • Participate in the after-hours,on-call response rotationasrequired., • Maintain,clean,and organizethemaintenanceshop andstorageareas., • Monitor grounds for safety, cleanliness,and curb appeal and complete exterior maintenance repairs and projects as needed., • Providecontractorescortswhile vendors areon-site., • Prepare buildings andresidentialunits between occupancy periods, including painting, maintenance, andrepairs inbedrooms, bathrooms, kitchens, hallways,lounges,and othercommon areas., • Conduct daily general inspections ofthe propertyandreport any issuesor concernsto the Area Manager., • Performroutinepreventative maintenancetasks throughout the year., • Submit requests for materialandsuppliesnecessaryto completeassignedrepairs., • Maintainaccurateand up-to-date repair logs, preventative maintenance records, vendor documentation, and inventory records for supplies, tools, and equipment., • Completerequireddaily administrative tasks,includingcheckingemail,respondingto text messages,andsubmittingdaily reports., • Work mandatory overtime as neededto support operational requirements. Forty hours per week in shifts Monday through Friday between 7:00 a.m.-5:00 p.m. Work Environment The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.
