Land & Business Development Manager • Location: Wales (hybrid working with travel), • Salary: Competitive salary + success-based bonus, • Closing date: 9am, 2 February 2026 Make a difference with Tirion Tirion Homes is an independent, not-for-profit developer, property manager and regeneration specialist working across Wales. We partner with landowners, local authorities, housebuilders and investors to unlock stalled sites, secure planning and deliver high-quality, mixed-tenure communities — with a strong focus on affordable homes and long-term stewardship. As our pipeline continues to grow, we are looking to appoint a Land & Business Development Manager to help identify, secure and progress new opportunities that align with our mission and values. The role Reporting directly to the CEO, you will play a central role in Tirion’s growth, leading land acquisition, partnership development and wider business development activity. Key responsibilities include: • Identifying on- and off-market land opportunities across Wales, • Undertaking high-level due diligence and preparing land appraisals, • Negotiating heads of terms and development agreements, • Building strong relationships with landowners, agents, local authorities, RSLs and delivery partners, • Preparing board papers and maintaining a robust opportunity pipeline, • Tracking market intelligence, KPIs and performance This is a senior, outward-facing role requiring commercial acumen, credibility and a collaborative mindset. About you You will bring: • Proven experience in land acquisition and development within the housing or property sector, • Strong understanding of viability, residual valuation and development agreements, • Excellent negotiation, analytical and stakeholder management skills, • A proactive, relationship-led approach aligned with Tirion’s social purpose, • A degree-level qualification is required, with RICS or RTPI membership desirable.
