Job Description Position Summary: The Maintenance Supervisor is responsible for the maintenance and repairs of all of the First Baptist Church of Glenarden properties, as directed by the Building Manager, ensuring the properties are maintained in in a pristine manner as to support the mission of the ministry at all times. Oversees and evaluates the work of the maintenance team and contractors. Must be capable of performing a variety of tasks relative to the assigned area of responsibility. Supervisory Responsibilities: • Recruits, interviews, makes recommendations for hires, and trains new staff., • Oversees the daily workflow of the maintenance technicians., • Provides constructive and timely performance evaluations., • Handles first-level discipline in accordance with company policy., • Performs other related duties as assigned. Duties/Responsibilities: • Must be saved, have a servant’s heart, and be a member, in good standing or willing to become a member in good standing of FBCG., • Must be able to submit to authorities as defined by the Pastor., • Must possess a gracious, Christ-like demeanor in demanding situations., • Must have an understanding and appreciation for the ministry and the mission of FBCG., • Oversee and/or perform intermediate to advanced level repairs for one or more of these disciplines: electric, plumbing, carpentry, or HVAC., • Oversee and/or perform master level skilled maintenance and repair work, including drywall installation, insulation, ceiling tile, and painting., • Oversee and/or perform rough and finish carpentry work., • Oversee and/or perform electrical installation and repair work., • Oversee and/or perform necessary plumbing repairs., • Operate a variety of equipment, including hand tools, saws, core drills, power tools, and motorized construction equipment., • Oversee and/or perform repair and maintenance of door hardware., • Oversee maintenance and repair of routine preventative maintenance work such as HVAC systems, sprinkler, and fire alarm., • Responsible for selection, supervision, time and attendance, training, development, evaluation, and accountability of assigned facility staff., • Oversee and/or perform necessary roof maintenance; inspect the condition of roofs, including roof gutters and drains., • Oversee and/or perform in the relocation of office furniture, or make adjustments to desks, chairs, and files., • Oversee and/or perform the inspection of the building, campus roads, and grounds for routine maintenance., • Oversee and/or perform parking lot lights, replacing lamps and/or ballasts when required. Check parking lot light time clocks to ensure that they are timed for the season., • Respond to inquiries and requests in a courteous manner, provide information to the immediate supervisor and the Building Manager., • Resolve repair and maintenance issues in an efficient and timely manner., • Effectively supervise a crew/team to accomplish all tasks and assignments, meeting established timelines and quality standards., • Demonstrate the ability to effectively develop subordinate team member skills through teaching, modeling, and resourcing., • Demonstrate the ability to assess the strengths and weaknesses of each team member and develop and implement a strategy to strengthen each team member to appropriate standards., • Oversee and/or perform errands as needed., • Proactively alert management of any hot button issues., • Demonstrate excellence in customer service, honoring the change of command, church leadership, members, and guests., • Ability to follow through and complete tasks in a timely fashion, following guidance and quality standards., • Demonstrate and embrace our CORE and Christian values., • Perform other related duties as assigned., • This position is designated as an essential position. Required Skills/Abilities: • Possess knowledge of methods and principles of general building maintenance, with a strong strength in either plumbing, carpentry, electrical or HVAC repairs., • Principles of carpentry, plumbing, drywall, painting, and electrical work., • Possess knowledge of occupational hazards and standard safety practices., • Communicate clearly and concisely, both orally and in writing., • Understand and follow oral and written instructions., • Possess a knowledge of basic mathematical principles utilized in the execution of project tasks and the estimation of project costs., • Possess the knowledge to estimate project costs, project timelines and compile a list of project materials., • Possess the knowledge to direct an in-house project from pre-construction to completion., • Possess knowledge of federal, state and local building codes and regulations., • Operate a variety of hand and power equipment in a safe and effective manner., • Possess knowledge of blueprint and plan reading and interpretation., • Monitor and evaluate the work of contractors., • Ability to work independently and as part of team., • Ability to be extremely flexible in an environment that is subject to many “spur of the moment” changes., • Ability to perform under pressure., • Must possess excellent follow-up and follow-through skills with an eye for detail., • Must possess excellent time management skills., • Self- motivated and able to work with no supervision., • Qualify to operate a company vehicle based on a motor vehicle record check and company policy., • Safety minded., • Possess knowledge of life safety systems, including fire alarm and sprinkler systems., • Knowledge of the equipment, tools and materials used in building maintenance., • Excellent troubleshooting skills., • Demonstrate a commitment to excellence to customer service, honoring the chain of command, church leadership, members and guests., • Must possess a valid driver’s license and be able to meet the requirements of the church’s insurance to be able to operate an FBCG vehicle., • Safely operate church vehicles and equipment, honoring applicable laws and safety standards., • Demonstrate and embrace our CORE and Christian values., • Excellent verbal and written communication skills., • Excellent interpersonal and customer service skills., • Excellent sales and customer service skills., • Excellent organizational skills and attention to detail., • Excellent time management skills with a proven ability to meet deadlines., • Strong analytical and problem-solving skills., • Strong supervisory and leadership skills., • Ability to prioritize tasks and to delegate them when appropriate., • Ability to function well in a high-paced and at times stressful environment., • Must have a High School Diploma or the equivalent (GED). College degree preferred., • Must have at least 5 -10 years of skilled maintenance of building facilities, repairs of structures, machinery, plumbing, and mechanical equipment fixtures and or experience as a construction superintendent., • This position is a physically strenuous and demanding job. Lifting, pulling and managing equipment and tools (up to 50 pounds), walking, climbing, squatting, standing, and working in all weather (both extreme heat and cold) will be required.
