Job Description Location: Charlotte, NC Employment Type: Full-Time Portfolio: ~1,500 units | Conventional Workforce Housing & Student Housing Job Summary The Assistant Regional Manager serves as the primary operational support to the Regional Manager and acts as an extension of regional leadership across the portfolio. This role is responsible for enforcing standards, driving performance, supporting on-site leadership, and ensuring consistent execution of company policies, reporting, and financial goals. The Assistant Regional Manager is a hands-on leader who can step in at any property when needed and help stabilize, train, and elevate teams. This position is designed for someone who can operate independently, manage multiple priorities, and proactively solve problems across people, performance, and property operations. Key Responsibilities ● Support the Regional Manager in all operational, financial, and strategic responsibilities across the portfolio. ● Provide day-to-day operational guidance to Property Managers and serve as their primary point of contact for questions, escalations, and execution. ● Conduct regular site visits and inspections to ensure compliance with company standards, safety requirements, and operational best practices. ● Step in to support or temporarily manage properties during vacancies, transitions, underperformance, or emergencies. ● Assist with recruiting, interviewing, hiring, onboarding, and training Property Managers, Assistant Managers, and Leasing Professionals. ● Help identify staffing gaps and provide temporary coverage or on-site support as needed. ● Support performance management, including coaching, corrective action, and development plans for on-site leadership. ● Assist with succession planning and identifying high-potential team members. ● Enforce consistent reporting standards across the portfolio, including weekly, monthly, and ad hoc reports. ● Track and analyze key performance indicators (occupancy, leasing velocity, renewals, delinquency, expenses, NOI, etc.). ● Help set site-level goals in partnership with the Regional Manager and monitor progress against benchmarks. ● Identify trends, risks, and underperformance early and recommend corrective actions. ● Assist with annual budget preparation, forecasting, and reforecasts. ● Monitor budget performance and variances, escalating concerns, and recommending solutions. ● Support expense control initiatives and ensure adherence to approved budgets. ● Assist with invoice review, vendor oversight, and financial controls as directed. ● Support training initiatives for Property Managers and Leasing Teams, including leasing techniques, fair housing, systems, and company policies. ● Reinforce standardized leasing and sales processes across the portfolio. ● Assist with improving conversion rates, tour quality, follow-up practices, and renewal strategies. ● Provide hands-on coaching or on-site support during lease-ups or performance recovery periods. ● Ensure properties comply with local, state, and federal regulations, including Fair Housing and safety requirements. ● Assist with audits, inspections, and corrective action plans. ● Support risk mitigation efforts related to operations, staffing, vendors, and resident relations. ● Assist the Regional Manager with initiatives related to portfolio growth, acquisitions, transitions, or operational improvements. ● Support the implementation of new policies, systems, and company-wide initiatives. ● Help maintain consistency in branding, standards, and resident experience across all communities. Qualifications: Education: Bachelor’s degree Relevant certifications, such as Certified Apartment Manager (CAM) or Certified Property Manager (CPM), are a plus. Experience: Minimum of 5 years of experience in a multi-site management role in property management. Student housing experience is a plus, as Greensboro is a conventional student property. Skills: · Strong leadership and team management skills. · Excellent problem-solving and decision-making abilities. · Strong Financial acumen, including budget development and P&L analysis. · Excellent proficiency in Microsoft Suite · Effective communication and interpersonal skills. · Ability to work in a fast-paced, dynamic environment.
