This isn't a routine help desk or basic technical admin position. It is a high-impact, independent role built on creative problem-solving and forward-thinking leadership. Working closely with our corporate office, site teams across all assets, our managed IT provider, and specialized Property Technology vendors, you will bridge business operations and technology to make sure our systems support how Solhem runs. From access control, cameras, and low-voltage property systems to exploring opportunities in process automation and AI, you will directly shape how technology enhances productivity, security, and resident hospitality portfolio-wide. We are looking for a practical, curious, and self-directed problem solver who asks the right questions, figures things out quickly, and seamlessly balances hands-on ownership with effective vendor oversight. Since 2009, Solhem has created and maintained beautiful, sustainable homes for our residents and their pets. A locally owned company, Solhem currently manages 2,300+ units across the Twin Cities metro area with a team committed to delivering an unmatched resident experience. As our portfolio expands, we are seeking a Technology and Systems Manager to serve as the strategic driver behind our technology landscape. Technology & Systems Manager Role: The IT Manager oversees Solhem's technology environment, ensuring all employees and properties have reliable, secure, and effective systems and support. This role directly coordinates property technology and low-voltage systems, manages technology assets and vendor contracts, and identifies opportunities to enhance efficiency, security, and cost-effectiveness across the organization. Additionally, the IT Manager manages and holds third-party vendors accountable for delivering IT services, cybersecurity, network performance, and technical support. Reporting: The IT Manager reports to the VP of Property Management. Schedule: Full-time, typically 9am-5pm Monday-Friday. Essential Responsibilities: Employee Technology and Support • Serve as the internal point of contact for employee technology needs and recurring IT issues, coordinating support with the managed IT provider., • Oversee purchasing, setup, deployment, and tracking of company laptops and related equipment., • Coordinate technology for new hires (computers, email, phone setup, system access) and manage IT offboarding, including access termination, equipment return, and email disposition., • Maintain documentation of IT processes and support activities. Systems and Access Administration • Administer Google Workspace, including Google Admin, Google Groups, shared drives, and email accounts., • Manage phone systems (Ooma, AoR phones)., • Maintain appropriate processes for user creation, modification, and termination, and conduct periodic access reviews., • Coordinate Google Drive cleanup and manage former employee email and file retention. Cyber Security, Email, and Domain Management • Manage the relationship with the company's cybersecurity and managed IT providers to ensure appropriate protections are in place (endpoint protection, authentication, backups, network security)., • Monitor and manage spam and spoofing configuration (SPF, DKIM, DMARC)., • Maintain company domains, DNS, and Cloudflare settings, ensuring domains stay registered to and controlled by Solhem., • Coordinate response to phishing attempts, compromised accounts, or other security incidents., • Promote employee cybersecurity awareness and training. Property Technology and Low Voltage Systems • Coordinate vendors for installation, service, and maintenance of property technology, including cameras, WiFi, door access (Allegion, SmartRent, Engage, etc.), callboxes, and printers., • Manage camera systems directly or coordinate a vendor when necessary., • Maintain an inventory of property technology and low-voltage systems, including equipment, vendors, contracts, and administrative access., • Establish portfolio-wide technology standards to improve consistency, reliability, and supportability across properties., • Evaluate and coordinate additional property technology as needed (e.g., golf simulators). IT Vendor Management • Serve as the primary point of contact for Solhem's managed IT service provider and other technology vendors., • Manage vendor relationships, service expectations, contracts, and performance, and hold vendors accountable to agreed-upon response times and deliverables., • Coordinate and escalate unresolved issues through to resolution., • Review vendor proposals and recommendations to ensure solutions are appropriate and cost effective., • Identify opportunities to consolidate vendors, systems, and subscriptions. Technology Asset and Budget Management • Maintain an accurate inventory of technology assets, systems, subscriptions, vendors, and contracts., • Track contract terms, renewal dates, licenses, and recurring costs., • Assist with development of the annual IT and technology budget, and communicate significant anticipated expenses to leadership. Maintain compliance with legal and fair housing standards. This list is not comprehensive and responsibilities may change or be added at any time. Key Measures of Success: • Employees receive timely, effective technology support., • IT vendors consistently meet service and performance expectations., • Technology issues are tracked through to resolution, not just referred to a vendor., • Employee onboarding and offboarding occur accurately and consistently., • Property technology is reliable, supported, and increasingly standardized across the portfolio., • Technology assets, vendors, contracts, and administrative access are well documented., • Technology spending is understood and appropriately managed., • Leadership is proactively informed of significant technology risks, costs, and upcoming needs. Qualifications: • Bachelor's degree in Information Technology, Information Systems, Business, or a related field preferred; equivalent professional experience will be considered., • 3-5+ years of experience in IT operations, systems administration, or technology vendor management., • Experience managing managed service providers (MSPs) or outsourced IT services strongly preferred., • Working knowledge of networks, WiFi, cybersecurity, user administration, and cloud-based business systems., • Experience with Google Workspace administration strongly preferred., • Experience with property technology, access control, or multifamily technology is a plus., • Ability to explain technical issues clearly to non-technical employees and leadership., • Strong vendor-management, organization, documentation, and project-management skills., • Sound judgment regarding system access, cybersecurity, and confidentiality., • Self-directed, with the ability to identify issues and follow up without constant direction.
