Job DescriptionDescription: Maintenance Technician – Onsite Condo Community We are seeking a dedicated and reliable Maintenance Technician to join our onsite team at a vibrant condo community. This role offers an excellent opportunity to contribute to the upkeep and enhancement of our community’s living environment, ensuring residents enjoy a safe, comfortable, and well-maintained space. The anticipated start date is Jan. 1, 2027 Key Responsibilities: • Perform routine inspections and preventative maintenance on building systems, appliances, and common areas, • Respond promptly to maintenance requests from residents and staff, resolving issues efficiently, • Conduct minor repairs and replacements of plumbing, electrical, HVAC, and carpentry systems, • Maintain accurate records of maintenance activities, work orders, and inventory, • Assist with landscaping, cleaning, and other general upkeep tasks as needed, • Ensure compliance with safety standards and building codes, • Collaborate with property management and vendors to coordinate larger repairs or projects Skills and Qualifications: • 2 + years of proven experience in property maintenance, facilities, or a similar role, • Knowledge of general electrical, plumbing, HVAC, and carpentry systems, • Familiar with safety procedures, • Ability to troubleshoot and resolve maintenance issues effectively, • Strong organizational and time-management skills, • Excellent communication and customer service skills, • Ability to work independently and as part of a team, • Valid driver’s license and reliable transportation, • Physical ability to perform manual tasks, including lifting, climbing, and standing for extended periods Our community values a positive, team-oriented culture that prioritizes resident satisfaction and property excellence. Requirements: • Perform general repairs and maintenance to building systems, • Complete work orders efficiently, maintaining high standards of quality and customer service, • Conduct routine inspections of common areas, amenities and equipment to identify potential issues, • Maintain grounds by performing tasks such as pressure washing, trash removal, light landscaping and minor repairs, • Monitor and maintain community tools, equipment and maintenance supplies, • Collaborate with outside vendors and contractors to complete larger projects when necessary, • Respond promptly to work orders and emergency requests, providing excellent customer service., • Ensure compliance with community rules, safety standards and regulatory requirements, • Outdoors, within the condominium community, • Regularly requires standing, walking, bending, lifting (up to 50lbs), climbing ladders and using had tools, • Potential exposure to chemicals used in cleaning/maintenance, noise from equipment and mechanical/electrical hazards, • Paid holidays, • Health, Dental, Vision and Life Insurance, • 401k Hunters Creek Area Work Conditions Environment & Work Setting • Work is performed in both indoor and outdoor environments, including but not limited to residential units, common areas, mechanical rooms, grounds, and exterior building spaces., • Exposure to heat, humidity, rain, cold, and seasonal weather changes is common during outdoor or emergency repair work., • Potential exposure to loud noises, dust, cleaning chemicals, paint, construction debris, and other typical maintenance-related materials.Physical Requirements, • Frequent walking, standing, bending, kneeling, crouching, climbing ladders, and working in tight or confined spaces., • Ability to lift, carry, push, or pull items up to 50 lbs, such as tools, equipment, appliances, and maintenance materials., • Regular use of hand tools, power tools, ladders, and maintenance equipment., • Work may involve reaching overhead, working at heights, or using equipment on uneven surfaces.Tools, Equipment & Safety, • Use of standard maintenance tools, power tools, lawn and grounds equipment, and HVAC, plumbing, or electrical tools as required., • Must follow all safety procedures, including lockout/tagout (LOTO), PPE requirements, chemical handling protocols, and equipment safety guidelines., • Occasional exposure to biohazards, pests, mold, or water leaks, requiring adherence to safety practices.Schedule & Operational Demands, • Primarily daytime hours, but may require:, • After-hours or weekend on-call duties, • Emergency response to urgent maintenance issues (e.g., leaks, electrical outages, HVAC failure), • Flexibility to adjust schedule based on community needs, • Workload can vary based on property demands, seasonal maintenance needs, or unexpected repairs.Resident & Staff Interaction, • Regular communication with residents, tenants, property managers, and vendors., • Requires maintaining a professional, courteous, and respectful demeanor, especially when entering occupied units., • May need to address resident concerns, provide repair updates, or explain maintenance outcomes.Work Pace & Conditions, • Work is often fast-paced and may involve multiple simultaneous tasks, urgent requests, and prioritizing work orders based on severity., • Technicians may need to respond to time-sensitive building issues without delay., • May involve performing repetitive maintenance tasks while also responding to unplanned issues.Technology & Reporting, • Use of mobile devices, maintenance software, or work-order systems to document repairs, log parts used, and track time., • Ability to read, understand, and follow written work orders, manuals, and safety instructions.
